Provisions for bookings

at Andenes Suite Hotel (ASH)

The type of suite, number of people, price, date/time for check-in, cleaning, and other services to be provided by Andenes Suite Hotel (later ASH), must be clearly stated in the confirmation sent after booking.
ASH does its best to ensure that special requests are met, but cannot guarantee this.
The responsible booker and payer must be of legal age (over 18 years old). On weekends and public holidays, the age limit is 25 years for renting a suite at ASH. ASH reserves the right to refuse and/or refuse the check-in of persons who are visibly intoxicated or otherwise behaving inappropriately, and who may be a nuisance to other guests. Upon check-in, ASH may require photo ID, as well as credit card authorization.

Payment and authorization of credit card

The agreed amount is paid by credit card, debit card, or Vipps bank transfer when ordering. For long-term rent, payment must be made in advance per month. Ordering of additional services during the stay is paid by credit, debit card, or Vipps when booking.
Invoicing must be approved by ASH after a credit check has been performed before ordering.
In certain cases, authorization (deposit) of a credit card may be required at check-in. This deposit is reserved during the stay and will be released at check-out, if the suite is in the same condition as at check-in. ASH releases the amount upon check-out once the suite has been checked and approved. The time before the refunded amount is displayed on the account is determined by the customer's bank connection.

Guarantee of access to suite

Cancellation and change

To be valid, all changes and cancellations must be made on our website or notified to ASH in writing. Some prices may have limitations in the possibility of change/cancellation, or a surcharge. Specific conditions may apply when ordering through a third-party supplier. Confirmation must always be checked. The rules and price will emerge from this.

Cancellation and change later than 21:00 on arrival day will be charged in full with up to two days. In case of unannounced absence, the customer is charged with up to five days of the tenancy.
Specific conditions can be entered into by a special agreement. These conditions will be set out in said agreement.

Cancellation and changes for rent beyond 30 days

Cancellations and changes later than 14 days before the day of arrival will be charged in full with up to seven days. In case of unannounced absence, the customer is charged with up to ten days of the tenancy.

Disposal of suite

Booked suites must be ready for check-in at 15:00 the day of arrival and can be used until 11:00 departure day. By further agreement, the suites can in some cases be used beyond this time. Any late check-out is charged to the customer at 100 % of the current daily price.
ASH does not allow parties in the suites, and there should be general quiet time from 23:00. The security service has the right to reject any resident/guest who does not follow these provisions.
ASH reserves the right to refuse entry or terminate the tenancy without reimbursement of costs to any guest/resident who creates a nuisance.
ASH reserves the right to enter the suites if required during the rental period. Natural situations include: Agreed cleaning, reported defects/maintenance from guest/resident, if there is a suspicion of water leakage, fire, or other damage/maintenance. Every month there is an unannounced inspection round from service hosts.
Subletting of the suites is not allowed, and the suites are only to be used as housing. All business activities are prohibited.

Liability for damage

The customer/tenant is responsible for damage caused to ASH as a result of negligent or intentional conduct by the resident/guest. In the event of damage or defects during the stay, or at check-out, this will be rectified by ASH - and the customer/tenant will be charged for time spent and material costs.
All suites are non-smoking, and pets are not allowed. For extra cleaning, violators will be charged a fee of NOK. 7.500, -.
Laundry for stays under 90 days is included in the daily price. A fee for extra washing may be charged if washing beyond what is considered standard is required due to negligent use. For stays over 90 days, there is a cleaning fee. See separate price list.
At check-in and check-out, the suites must be handed over well-maintained. In the event of negligent use that requires extra cleaning, this will be charged to the customer/tenant.
ASH is not responsible for any damage or loss of personal belongings during the stay. Residents are encouraged to take out travel insurance and must report any theft and damage themselves.
Resident/guest is responsible for preventing fire, both by using the kitchen and by avoiding covering panel heaters. In the event of negligence leading to a fire or emergency response by the Fire and Rescue Service, the customer will be charged for the costs this entails. Residents are obliged to familiarize themselves with ASH's fire/escape instructions.


Complaints from customers/tenants or residents must be submitted in writing to ASH as soon as possible and no later than the day of departure.
ASH offers free Norwegian/international TV channels and WIFI to all our residents/guests. The offer is a free service that is not including the right to complain.


ASH can, in the absence of a suite category, choose, at no extra cost to the customer/tenant, to upgrade the booked suite to a higher category. When the original suite category becomes available, the resident/guest is obliged to move to the originally booked suite.
In cases of unforeseen events where ASH cannot provide the ordered suite type, ASH is obliged to obtain an equivalent offer within the company or from a comparable company.

Force majeure

Events beyond the control of the parties to the agreement, such as strikes, lockouts, fires, etc., that make it impossible to fulfill the obligations in this agreement, give the right to terminate the agreement without liability.


All disputes that may arise between the parties to this agreement shall as far as possible be resolved amicably. If the dispute is not resolved amicably, the dispute will be brought before Norwegian law. ASH's venue shall apply.
